Private bookings begin with a conversation. Send your dates and guest count through our Instagram page, and we’ll confirm availability and the complete booking terms in writing before payment.

US$500 refundable damage deposit

Private bookings require a US$500 refundable damage deposit, separate from the accommodation price or any advance reservation payment. We’ll confirm how and when it is collected or held before you pay. It is fully refundable when there’s no chargeable damage, missing items or other agreed deductions. Ordinary wear and tear and routine turnover cleaning are excluded.

Inspection and refund timing

Within 7 calendar days after checkout, we’ll initiate the full refund or release, or send an itemized notice with evidence explaining proposed deductions and return the undisputed balance. Your bank or payment provider may need additional processing time. Any disputed amount will be handled promptly under applicable law and the payment provider’s dispute process.

Deductions must relate to documented, reasonable costs for which the guest is legally responsible. There is no automatic deposit forfeiture for an injury, a complaint or an ordinary maintenance issue. The deposit does not authorize unlimited card charges.

Written terms before payment

Your confirmation will include the accommodation price and currency, taxes and fees, payment schedule, arrival and departure details, deposit collection method, cancellation policy and guest agreement. A direct booking is confirmed only through our written confirmation and the agreed payment arrangements. This page does not show live availability or accept payments.

Pool and outdoor safety

• Children and non-swimmers need constant, close supervision by a capable adult. Designate the supervising adult before swimming.
• No diving, running on wet decks, pushing, dangerous play or glass near the pool.
• Do not swim alone, while impaired, during lightning or when the pool is closed for maintenance.
• Check water depth, pool access and available barriers with the host. Do not assume there is a lifeguard, fence, alarm or childproof barrier.
• Use suitable footwear on wet surfaces, steps and uneven ground. Keep away from unprotected edges and unfamiliar animals.
• Stop using any unsafe facility and report damage or defects promptly. Seek emergency help immediately when needed.

A quiet place to unwind

Maximum occupancy is six. Parties and events are not permitted. Only registered guests may stay overnight; ask before inviting visitors. Follow the house rules and arrival information provided for your booking.

Transport and optional experiences

Airport pickup and drop-off, car rentals and tours cost extra and are subject to availability. Before you book an extra, we’ll confirm the provider, total price and currency, taxes and inclusions, payment arrangements and cancellation terms. Transport, accommodation and activities may have separate booking conditions.

Airbnb reservations

If you book through Airbnb, use Airbnb for the reservation and payment and follow the terms disclosed there. This private booking deposit policy does not add an off-platform charge to your Airbnb reservation.

Safety acknowledgement and guest agreement

We’re preparing a detailed guest agreement covering registered occupants, damage responsibilities, the deposit process, pool safety, incident reporting and signatures. It preserves applicable consumer rights and does not remove the accommodation operator’s legal safety duties.

Owner review copy: The agreement below is a draft awaiting Costa Rican legal review. It is not yet a form for guests to sign. The owners’ legal details, booking-specific terms and safety disclosures must be completed and verified before use.
